Garage doors are one of the most used fixtures in homes. A little preventive maintenance will ensure that they function properly for years. Without proper maintenance, garage doors can malfunction and even fall on cars or people and do serious damage.

You should follow these preventive garage door maintenance tips to ensure that your garage door functions properly without any problem. The tips mentioned here are relevant for both residential and commercial garage doors.

1. Check Nuts and Bolts

Semi-annually you should check nuts and bolts of your garage door. The vibration due to opening and closing the door causes nuts and bolts to loosen over time. To avoid any mishap, you should examine and tighten all nuts and bolts of roller tracks and brackets using appropriate tools.

2. Lubrication

Regular lubrication is also important to ensure that your garage door works properly. You need to lubricate all moving parts about once a year. Lubrication should be applied to garage door opener’s chain, roller, hinge pivots, springs, and tracks.

A cleaner-lubricant should be used to lubricate the springs. You should apply a lightweight oil to hinge pivots, roller, and tracks, and light lithium based lubricant on the chain.

Avoid using too much oil as it will collect dirt. Also, you should not use grease to lubricate the moving parts as it will harden in cold temperature. Only use a light lithium based grease for lubrication. Some people use WD-40 for lubrication, which is also not recommended. WD stands for ‘water displacing’ and its main use is a solvent for dissolving rust. It’s not meant to be used for lubrication purposes.

3. Check Lift Cables

You should check the lift cables every month to ensure that it’s in good condition. Remove any buildup of dirt or other debris using a soft bristled brush or an old toothbrush. If the lift cables look worn out or frayed, you should contact a technician for replacement.

4. Automatic Reversal System

An important preventive measure to ensure your garage door works properly is to check the automatic reversal system. According to the US Consumer Product Safety Commission, hundreds of children have been seriously injured or killed due to malfunctioning automatic garage door openers. This system should be working properly to avoid a dangerous situation.

We suggest that you place a solid object at the center of the doorway to test the system. In case the reversal system is not working properly, you should immediately call a professional.
